Every director and every person with significant control (PSC) of a property SPV must verify their identity. Property Company Verification Deadlines
Existing directors must provide their Personal Code with each company's next confirmation statement, within the transition period ending on 17 November 2026. If you own several SPVs incorporated at different times, their confirmation statement dates will differ. Your earliest date sets your real deadline. Do landlords with a limited company need Companies House ID verification?
Yes. If you hold property through a limited company (often called an SPV), you are a director and usually a person with significant control. Both roles require identity verification.
I have several property SPVs. Do I verify for each one?

My property company is owned by a holding company. Who verifies?
The directors of each company verify. A UK holding company is usually registered on the SPV as a relevant legal entity (RLE) rather than as a PSC. The RLE must name a relevant officer who has verified their identity, and the people who control the holding company verify as its PSCs.
Does verification affect my buy-to-let mortgage?
Verification is a Companies House requirement, not a lender one. However, lenders and conveyancers check that the company is in good standing. A company that cannot file its confirmation statement could delay a remortgage or purchase.
